Full Appraisal – Form 1004

The form 1004 requires: an interior and exterior inspection by an approved appraiser, a completed Uniform Residential Appraisal Report form, subject property photos including front, rear, street scene and interior. Comparable sales photographs,  a flood map if property is located in a flood zone, a building sketch with exterior dimensions and gross living area calculations and a location map showing locations of the subject and comparables utilized in the report.


Full Appraisal FHA – 1004

 

This appraisal includes: an interior and exterior inspection by an approved FHA Roster appraiser, a completed URAR form, subject property photos including front, rear, street scene and interior, comparable sales photographs, flood map if property is located in a flood zone, a building sketch with exterior dimensions and gross living area calculations and a location map showing locations of the subject and comparables utilized in the report.

 

Manufactured Home Appraisal – 1004C

The 1004C form is the standard form used to communicate data and analysis of single-family manufactured home units.

It includes: an interior and exterior inspection, a completed 1004C form, subject property photos including front, rear, street scene, and interior. Comparable sales photographs, flood map if property is located in a flood zone, a unit sketch with exterior dimensions and gross living area calculations, comparable listings, location map showing locations of the subject and comparables utilized in the report.

 

Exterior Only Appraisal – Form 2055

An appraiser will complete an exterior inspection of the subject property from the street and then provide a limited report, including a completed FNMA 2055 form with subject and comparable photographs. Prior to delivery to the client, the report will undergo a staff review for consistency and accuracy.

 

Land Only

A land only appraisal includes: Inspection by an approved appraiser, photos to include subject front, rear, street scene and comparables, subject property legal description, neighborhood market data, thorough site information and a Market Data Analysis with three comparable sales.

 

Condominium

The appraisal includes: an interior and exterior inspection by an approved appraiser, a completed 1073 form, subject property photos including front, rear, street scene, interior, comparable sales photographs, flood map if property is located in a flood zone, a building sketch with interior dimensions and gross living area calculations, location map showing locations of the subject and comparables utilized in the report.

 

Appraisal Update

An appraisal update is a complete update of one of our previous appraisals including, if necessary, new comps and comp photos, a second interior inspection of the subject property, and a complete review of the previous data.

 

Pre-Listing Desktop

We provide a unique service for homeowners and Realtors to help in determining market value prior to a sales or refinancing decision.  In today’s volatile market, values can change dramatically and this product will help determine a reasonable asking price or a proper analysis for refinancing.

An interior and exterior inspection is performed by an approved appraiser. The Pre-Listing appraisal is completed on a smaller, easy to read and understand form which includes Photos of the exterior, interior, and neighborhood, a building sketch with interior and exterior dimensions and gross living area calculations, and a location map showing locations of the subject and comparables utilized in the report.
